Information for tenants

We normally only rent properties to people who are in full time employment and who meet our referencing policies, unless otherwise instructed by the Landlord. Once a property has been selected we may use a referencing agency to process our applications. The referencing agency may carry out a credit check on prospective tenants as well as references taken up from previous Landlords/Agents, employers etc.

 

Once references have been approved and a date has been set for completion tenants will normally be asked to pay 2 months money (the 1st months rents and damage deposit). In all instances, we must be in receipt of cleared funds before releasing keys on completion. We are happy to accept payment by bank transfer or personal cheque no later than 7 days prior to completion, or can accept cash or Bankers draft on the day of completion. (Please note that we charge a 1% cash handling fee on all deposit and rent payments if cash is used). Occasionally, some landlords may instruct us to ask for more than 1 months rent as a deposit.

 

Once a prospective tenant has chosen a property they wish to apply for, an arrangement fee of £250.00 will be payable. This fee is non-refundable if the tenant changes his or her mind about the property or if references prove unsatisfactory.

 

The minimum tenancy period is 6 months.

 

Please note that we do not usually accept housing benefit applications or the Council bond, unless instructed to by the Landlord
